Primary servicing delivers:
     
  Full analysis of collateral securing the transaction – rent rolls, lease agreements, tenant covenant strength, property management terms, operating statements, etc.
  Monitoring of assets through
property inspection
  Regular internal and external inspections of the collateral and environs
  Complete borrower-level analysis – financial statements, hedging, borrower business plans and performance against plan analysis
  Process Design – Setting timelines, agreeing details, ongoing review of loan and security agreements to ensure our processes and policies allow for compliance with borrower requirements
  Reporting – Accurate and timely reporting on both loans and
collateral is part of our proactive management, ensuring that the
debt is serviced with optimum efficiency, Investor reporting is completed in the current CMSA

The history of CMBS loan servicing in Europe is the history of Hatfield Philips.

In 2001 we led the way as one of the first independent rated Servicers in the United Kingdom and Europe. At that time, our portfolio amounted to a then-impressive £1.5 billion, consisting, for the most part, of a single client's portfolio.

Today, our Primary team is servicing more than 500 loans, representing thousands of assets, for which the outstanding balances total more than  £20 billion. Rated as a Primary Servicer by both Fitch Ratings and Standard & Poor's, we have a list of Primary Servicing clients that reflects our continued growth.
