We act as efficient and objective third-party servicers to conduit and balance sheet originators, and to commercial mortgage-backed securitisations. Experienced in all types of commercial property in many jurisdictions, and in complex and varied financial structures, Hatfield Philips is rated as a primary servicer by Standard and Poor's and by Fitch. We are primary servicer for many CMBS issuances with loans originated by a variety of financial institutions, including investment and commercial banks.

We follow a proven method that begins by understanding the collateral securing the transaction. Our experience and analysis of multiple factors – from the collateral level (rent rolls, lease agreements, property management terms and operating statements) to borrower level (financial statement analysis, rate fluctuations, hedging and borrower business plans) – help us to anticipate the performance of the collateral and investment. This experience then feeds into design of the processes: setting the timelines and agreeing details, and continuously reviewing loan and security agreements for compliance to borrower requirements.......

The goal is a seamless transition from origination to securitisation. We always aim to minimise ‘transition angst’ – reducing hitches, glitches or delays that can affect the reputation or the rating of an issuance. With the transaction successfully executed, we continue to liaise closely with borrowers and property managers. Accurate and timely reporting on the loans under management and on the collateral is part of proactive management to make sure that the debt is serviced with optimum efficiency. We continuously review borrower information for compliance with the loan and security agreements.
